ReFresh projects are moderate rebabs of an underperforming property.

Auburn Heights Apartments is located in Pontiac, Michigan and consists of 256 units. It was built in 1975 and purchased in 1986. In 2000 it went through its first round of rehab (interior and exterior,) and the ReFresh Program was initiated in 2012 and is ongoing and controlled with unit turnover.

The program consists of updates to counters, lighting, plumbing fixtures, and flooring. The average cost per unit is $1,000 and the average rent increase/unit is $60.
