ReFresh projects are moderate rebabs of an underperforming property.

Barrington Square is located in Columbus, Ohio and consists of 150 units. It was built in 1971 and purchased in 1972. In 1999 it went through its first round of rehab (interior and exterior,) and the ReFresh Program was initiated in 2008-2012.

The four year program consisted of updates to cabinets, counters, lighting, plumbing fixtures, all hardware, all flooring and appliances. The average cost per unit was $5,000 and the average rent increase/unit was $105.
